Lounge Real Estate, aware of climate change and all the consequences we are currently dealing with, will position and direct its product strategy towards “eco-friendly” properties, properties with greater environmental value, with a more efficient level of resource management, to attract investors to healthier spaces in order to contribute to the commitment to achieve Carbon Neutrality (Net Zero) by 2050, as a result of the signing of the Paris Agreement and the European Green Deal.

 

The focus is on promoting an architectural evolution that enables an increase in quality of life for everyone. It is also worth noting that certified sustainable properties tend to be more valued and sought after by consumers and also generate more positive financial returns for investors.

ECOLOGICALLY SUSTAINABLE?

BREEAM and LEED certifications, which are directly aimed at certifying sustainable buildings, ESG policies/criteria, as well as WELL certification, which focuses on the impact of the building on the health and well-being of its occupants, are no longer a “nice to have” but a “must have” and are fundamental in the implementation and development of strategies for transforming properties (residential and service), so that they achieve the sustainability currently required. It is more than mandatory that the design and technical component in the requalification and construction of buildings, take into account strategies such as:

Intervene on the building's façade – applying hood systems or other systems that are equally efficient in thermal insulation, windows with more efficient frames and glass with thermal and acoustic insulation

 

Install efficient waterproofing systems and, in addition to these, install green roofs, which greatly enhance the building, due to the thermal comfort they provide, the fact that they are a source of biodiversity, the positive visual value they add and because they can be considered a strategy for mitigating negative impacts on the environment and carbon emissions

 

Introduce green areas as an integral part of the properties – on the various levels of the building, and not only applied to the roofs – by adopting this measure we will also be contributing to the Urban Ecological Structure

 

Use water and energy resources efficiently

 

Install systems to monitor air quality, water consumption, energy consumption, HVAC systems, enabling the automation of the systems so that they operate more efficiently

 

Install photovoltaic panels

 

Install vehicle charging stations electric vehicles and the creation of bicycle parking

 

Assess the recycling potential of materials and equipment to be removed and introduced, as well as considering the use and application of covering materials, flooring, furniture, etc., that are sustainable, with a reduced carbon footprint and/or made from recycled materials, promoting the circular economy

 

Listen to those who live in the buildings, by developing satisfaction questionnaires regarding the building, but also about its management

 

Always consider implementing systems to mitigate the effects of climate change and work towards the construction of safe, healthy and, therefore, more productive spaces

Environmental Policies in Portugal

In Portugal, buildings are responsible for around 30% of final energy consumption.
In 2016, Portugal was the first country in the world to commit to achieving carbon neutrality by 2050. However, in a Europe where a significant part of the building stock predates the implementation of energy sustainability measures, the task of promoting sustainability in the real estate sector is more than necessary.

 

Ecologically sustainable buildings are already a trend, Portuguese families are increasingly demanding and technological developments are favouring this trend towards zero-carbon buildings, with increasingly efficient solar panels contributing to this reality.

 

The way buildings are constructed is evolving, as a result of the shortage of labour and the prices of some materials. Modular construction and industrialisation favour the use of wood as the material of the future. It is an ongoing revolution, but one that is still in the early stages of scaling up. Electric mobility is another essential variable for the buildings of the future, in preparing building infrastructures to have a positive relationship with electric cars – Being more sustainable is the priority at the moment.
